Lagoon of Seven Colors · Southern Bacalar
A luxury residential development on 24.5 hectares, at the deepest and most intense part of the lagoon.
Before we talk about the development, we have to talk about Bacalar. A Pueblo Mágico on the shore of one of the most extraordinary freshwater lagoons in the world, where the water shifts from aquamarine to deep blue and time slows down.
42 km of freshwater lagoon with tones ranging from aquamarine to cobalt blue, perfect for swimming, sailing and paddling year-round.
Bacalar is home to one of the largest stromatolite colonies on Earth: the planet's oldest life forms and guardians of the water's purity.
Cenote Azul, Cenote Negro and Los Rápidos: crystal-clear waters and natural currents minutes from the lagoon.
The Fort of San Felipe, colorful streets and Yucatecan cuisine: the unhurried life that earned Bacalar its Pueblo Mágico designation.
Over the past decade, Bacalar has gone from a well-kept secret to one of the most coveted destinations in the Mexican Caribbean. Its Pueblo Mágico designation, the arrival of the Maya Train and the new Tulum Airport, and the discovery of the Lagoon of Seven Colors by travelers worldwide have multiplied its appeal —always mindful of its scale and its surroundings. Today, the world's leading hospitality brands are choosing Bacalar.

The Reserve sits in the south: the deepest part of the lagoon, where the water reaches its most intense tones.
Absolute respect for native flora and fauna.
A water landscape created within the jungle.
Direct access from the federal highway.
Live with the services of a luxury hotel.

The Reserve sits on the southern shore of the Lagoon of Seven Colors, its deepest stretch and therefore its most intense turquoise, where the water shifts from aquamarine to cobalt. This isn't another dot on the map: it's where the lagoon reaches its finest color. Here the QTZL Day Club opens directly onto the water, so snorkeling, paddleboarding, sailing and navigation happen in front of your home rather than a drive away. While much of the shoreline has steadily filled in, the south keeps its calm, depth and color. Choosing the south means keeping Bacalar at its best.

Here you don't live next to a hotel: you live inside its experience. The heart of the development is an internationally branded hotel set within man-made rivers built into the land itself, traced in respect of every element of the surroundings so the water threads through the architecture rather than overriding it. The 51 Branded Residences are operated under that hotel's brand and standards, so the service, amenities and upkeep you'd expect from world-class hospitality reach your front door. You buy a home and, with it, a way of living that's looked after every day.

The commitment to the jungle isn't a slogan: it's concrete rules. Nearly 10 hectares of native jungle are kept intact, home to the monkeys, toucans and parrots that were here long before us. On each lot only 70% may be cleared; the remaining 30% stays as living jungle, so vegetation never disappears between the houses. And for every tree removed from a sold lot, we plant another elsewhere within the community: a one-to-one replacement that keeps the project's green canopy standing. Building with the jungle, not at its expense, is part of the contract.

Privacy without isolation: The Reserve has direct access from the federal highway, with no improvised roads or last miles of dirt track. You're about 25 minutes from Chetumal airport and roughly 2 hours from the new Tulum International Airport, while the Maya Train brings the region closer to the rest of the Peninsula. That connectivity changes the rules for a Bacalar project: it makes visits easy, strengthens vacation-rental potential and makes real weekend getaways possible. You arrive quickly and, the moment you cross the entrance, the noise of the world stays outside.

At The Reserve, nature isn't a selling point: it's the rule. Every lot, every path and every building is designed to disturb as little as possible of the jungle that gives Bacalar its life. Our commitment is measurable, not decorative.
“For every tree we remove from a sold lot, we plant another in a different zone of the community.”
Not a single tree is lost. No tree is felled on your lot until your architectural project is approved and you're ready to build; and for every tree you remove, we plant another elsewhere within the community.
We keep an on-site nursery of 2,000 native flowering and fruit trees: the source of every tree that replaces those removed and enriches the community's green areas.
Only 70% of each lot may be cleared. The remaining 30% stays as living jungle, keeping the wildlife corridors connected.
Nearly ten hectares of jungle stay untouched, home to monkeys, toucans and parrots that remain the true owners of the place.
A design code, regional materials and home orientation conceived to blend into the ecosystem, not to impose on it.

The Reserve sits in the south of the lagoon, connected to what matters: the town, the cenotes, the Maya Train and two airports. Explore the map to see what's nearby.
